Glossary Term of the Month:

I come across many people who are confused or intimidated by the various products or services or even terms commonly used in a real estate transaction, so I thought it would be helpful to add this section to my newsletter. I hope you find it useful, and if you have any particular terms you would like for me to deep dive into, reach out and let me know, it would be my pleasure.

Comparative Market Analysis: Ahead of submitting an offer on any property, understanding clearly what similar properties recently sold for in the same general area, neighbourhood (or better yet street) is imperative. This is the best indicator of what the seller is looking for in their property.

It is key to account for differences in the comparables also, because this will impact the value of said property. For example, if a comparable property boasted a more updated kitchen and bathrooms, then this can be accounted for when assessing the property price. The same applies for the property you are interested in, if it has upgrades or features that make it stand out from comparable units, take that into consideration when assessing its value.
